This note derives the long-run implications of rent controls when rent-controlled apartments are implicitly rationed to tenants who are more efficient in searching for apartments in the controlled sector. Rent controls are shown to involve transfers that essentially are from some to other tenants, as well as dead-weight losses due to higher search costs that are borne by tenants. Key to this analysis is the condition that, at the margin, rent plus the higher cost of search for a rent-controlled apartment must equal rent in the noncontrolled sector.  相似文献

In this study, the authors use both the Black/Scholes European option model and the Barone-Adesi/Whaley American option model to estimate call option values implicit in seasoned callable preferred stock issues. Consistent with the finding that call features increase bond yields, a significant relationship is found between estimated option values and discounts of these securities’ market prices from their estimated income values. However, the size of the discount is only a fraction of what would be predicted by the American option model. Specifically, the market does not appear to take the “early exercise premium” into account. Furthermore, this discount seems to be isolated to in-the-money call features that have evolved to their final call price. Thus, incorporation of a call feature into a security’s indentures, with a deferment period and an initial premium call price, appears to represent a pure gain for the issuing corporation.  相似文献

The purpose of the study was to provide evidence for the influence of situational variables on consumer preferences toward the image product of men's fragrances, and to illustrate how these situational variables can be used to create positioning strategies. In a 3 × 3 experimental design, male and female subjects provided purchasing preference ratings for, and rated each cologne on, a number of scales related to price, brand image and packaging, scent, and inferred characteristics of the typical consumer. ANOVAs and a constrained unfolding analysis using GENFOLD2 were used to analyze the data. The analyses revealed that subjects' preferences were influenced by the purchasing target (self or others), and suggested that people's preferences may be mediated by person prototypes and situation prototypes. © 1995 John Wiley & Sons, Inc.  相似文献

We examine the dynamic optimization problem for not‐for‐profit financial institutions (NFPs) that maximize consumer surplus, not profits. We characterize the optimal dynamic policy and find that it involves credit rationing. Interest rates set by mature NFPs will typically be more favorable to customers than market rates, as any surplus is distributed in the form of interest rate subsidies, with credit rationing being required to prevent these subsidies from distorting loan volumes from their optimal levels. Rationing overcomes a fundamental problem in NFPs; it allows them to distribute the surplus without distorting the volume of activity from the efficient level.  相似文献

Significant attention has been given to the contribution of supply chain leader organizations in the logistics literature. However, the majority of supply chain member firms are not leaders, and the contribution of these supply chain followers has not been described. Arguably the contribution of follower organizations is greater than that of a single supply chain leader since they are found in greater numbers in most supply chains. This paper identifies a conceptual framework of supply chain followership, classified on the basis of the behaviors exhibited by follower organizations. Data was collected via an interactive simulation, using executives as participants. Structural equation modeling was used to evaluate the proposed model. Results indicate that follower organizations make a greater contribution to overall supply chain performance than leaders when transformational behaviors are present.  相似文献

Effective leadership involves more than developing and communicating the right strategic vision for the company. To encourage employees to carry out the corporate vision, companies must ensure consistency among the following three main components of their “organizational architecture:”
  • ? the allocation of decision‐making authority (that is, who in the organization gets to make what decisions);
  • ? performance measurement systems (for evaluating the performance of individuals as well as business units); and
  • ? reward systems (the rewards for success, both financial and otherwise, and the consequences of failure).
The authors illustrate the application of this framework with the case of Xerox's (eventually) successful attempt to create a customer‐oriented workforce in the 1980s. But a more effective demonstration of the importance of these principles, as the authors go on to suggest, might well be the same company's well‐known failure to realize the commercial promise of the many inventions by its research group in Palo Alto. This organizational framework is especially useful for evaluating the likely effects of major corporate initiatives such as “Six Sigma” or the “Balanced Scorecard.” For example, it could be used to help top management determine whether, and under what circumstances, decentralization is likely to improve decision‐making and performance, as well as the changes in the firm's performance management and incentive systems that would be required to make decentralization work. Finally, the authors apply the framework to another important leadership issue: corporate ethics. In response to the scandals of the past decade and the passage of Sarbanes‐Oxley, many U.S. companies have issued formal codes of conduct, appointed ethics officers, and instituted training programs in ethics. But a key question for top management is whether the incentives established by the firm's organizational architecture reinforce or undermine the code of conduct. In this sense, ensuring consistency in organizational design is an important leadership function—one that is critical to encouraging ethical behavior as well as the pursuit of shareholder value.  相似文献

This paper examines perceptions of the skills that are important for success in public accounting. The total sample consists of 203 respondents who have operationalized carrer interest by either applying to accounting firms (n = 107) or to other large companies for non-accounting positions (n = 96). Data was gathered using an attitudinal questionnaire administered to the two groups. ttests, ANOVA and multivariate analysis were used to analyse the results. Factor analysis was used to generate inputs for discriminant analysis. The finding indicate that bot groups have similar perceptions of the importance of analytical ability and deductive reasoning. However, respondents interested in entering the accounting profession attach greater importance to the possession of good interpersonal skills, empathy, sensitivity, innovation and creativity. Accounting applicants describe accounting as incorporating a wider skill repertoire than those with non-accounting aspirants. The implications of these differing views for carrer choice and accounting education are explored.  相似文献
